HOA Board Meeting June 6th 2014

Winterchase HOA Board Meeting

Friday, June 6, 2014

6:30pm-8:07pm

Members in Attendance: John Zambroski (President), Shirley Hutcheson (Vice President), Courtney Trussell (Secretary), Greg Thompson (Treasurer), John Boynton (ACC/Chair)

Greg (Treasurer) went over bank statements and financials. We are putting $3,000 aside for savings a year for a rainy day or special project fund. There is $30,035.95 total in both bank accounts.

Courtney (Secretary) and possibly others will go door to door to discuss past due accounts. This will occur after the initial letters go out. This will hopefully get some more dues in for the neighborhood!

Discussion was held about the idea of creating a parking lot and basketball court over on Keystone Ridge (underneath the power lines). Board members decided it was best to hold another meeting for the neighborhood around September 2014. We will discuss this idea at that meeting and will have approximate costs available.

Discussion was held about the idea of creating welcome packets for the new neighbors! This would include important information about the neighborhood, HOA board members, trash pickup, etc. Greg is going to add information to the website!

We went over the new contract for Dogwood Landscaping; contract was approved unanimously.

We discussed getting a camera for the interior of the pool gates to prevent and lessen vandalism. No final decision was made.

Pool maintenance was discussed. Everyone is very happy with the current company; no changes will be made.

The front of the neighborhood needs irrigation; a neighbor, Tom, has agreed to do this. He needs 4 volunteers! The volunteer work will include digging holes and should not last more than few hours.  Board unanimously approved project with a budget of $500.

John B (ACC) will start giving letters for un-kept lawns. After a couple weeks, un-kept lawns will be mowed and the homeowner will be billed for the service as per our CCR.

Starting in 2015, HOA dues will be due May 15 (as opposed to May 31) to prevent confusion on pool usage.  The Board unanimously approved the change.

In 2017, the covenants will need to be re-done or they will all automatically renew.
