Oct 2014 Board Meeting

Winterchase Homeowner’s Association

Board Meeting October 26, 2014, 5:30pm-7:05pm

Members Present:

  • President: John Zambroski
  • Vice President: Shirley Hutcheson
  • Treasurer: Greg Thompson
  • ACC: Barbara Cripps
  • Secretary: Courtney Trussell

Topics Discussed/Voted on:

  1. The possibility of enclosing the pool house with a fence was discussed. This would keep unauthorized people from using the facilities and reduce the risk of vandalizing. If this is done, we will also need to alter the roof of the pool house so that air can flow from the top of the roof. All members present were in agreement that if we can get this done for less than $3,000.00 then we approve. Greg will email the final quote out for final approval.
  2. We discussed the front fence and the need for renovation. Due to the current state of Highway 92, we are concerned about the possibility of the road widening, which would affect the fence. We are going to wait and see if the DOT plans of widening the road before we replace the fence.
  3. Financials were discussed and bank statement reviewed; liens will be placed on 2 homes in accordance with our policy as posted on the website.   All members present were in agreement that the policy in place is equitable and that no further forgiveness is necessary.
  4. Welcome Packets will be made by Courtney (secretary). When a new neighbor moves in, a member of the board will go speak with the new homeowner to welcome them and give them the packet with important information. Welcome Packet will be sent to HOA board for approval before ‘going live’ with the new packet.
  5. We are going to rebuild the neighborhood watch. We are going to try and get one captain on each block. This will be communicated through a newsletter that Courtney (Secretary) will put together and send out along with updated information about Ebola before the end of the year.
  6.  All members voted yes to buy a ‘No Outlet’ sign; this will greatly decrease unnecessary traffic in the neighborhood.   John will acquire and install the proper signage.
  7. The pool house shed and shelving improvements were completed on budget.

In all, the board voted unanimously and was in agreement with the direction the HOA is going.
