Board of Directors Meeting Minutes – May 3rd, 2024

CALL TO ORDER

A meeting of Winterchase Board of Directors was held at 3927 Keystone Ridge on Sunday May 3rd at 5:00 PM. Attendees included William Godfrey, Mark Perdue, Deborah Rogers, Melissa Jones, and Greg Thompson (Non-voting President).

APPROVAL OF MINUTES

The minutes from the BOD meeting held on November 19th were approved unanimously.

APPROVAL OF FINANCIALS

Financials for November thru April were presented by Will and approved unanimously.

Highest expenses included landscaping (tree trimming in the front) and website renewal for 5 years.

80% of homes have paid dues for 2024.

  • 1 home owes over 3 years of dues, and the board would like to move forward with a foreclosure.

$5,000 was transferred from savings to checking.

MOTIONS

A motion was made by Mark and passed unanimously to meet with a lawyer to get information on moving forward with a foreclosure.

A motion was made by Deborah and passed unanimously to purchase a new step ladder for the pool.

OLD BUSINESS

Front landscaping project is currently in limbo.  The landscaper who completed the tree trimming has become unresponsive, and the board will look for a new one to complete the project.

New yard of the month sign and flowers for the front entrance were purchased.

NEW BUSINESS

Pool repairs were discussed.

  • New step ladder is needed.
  • Minor plumbing repairs are needed, and Greg has volunteered to complete them.
  • A new pool cover was recommended.  The board would like to try and wait a couple of years until replacing.
  • AT&T has been contacted about turning on the phone for the season.

Annual meeting date is set for Sunday May 19th at 4 pm at the pool house.
