This is turning out to be a beautiful summer.
We are done with raising dues. This year we will focus on getting in past dues to remove delinquent accounts. There are about 20% of your neighbors who are not paying their fair share. Inflation and other issues have made it difficult on most of us. The Board wants to thank the majority of the community for paying dues in a timely manner. Don’t worry, dues will be collected. This year we will most likely have to foreclose on another home in order to collect dues. We don’t want to use extreme measures, but we will. We are a very reasonable and friendly neighborhood HOA; however, we are responsible as well.

The neighborhood expressed their support when we had our meetings a few years ago. We have followed through on slowly raising dues and replacing outdated amenities. The annual dues should cover the costs. Hopefully, you’ve come to expect us to listen to your opinion on priorities around the neighborhood. Our reserve account for upgrades and general maintenance is being used to cover the costs. Dues are $400 for 2024. After 2024, we hope to keep dues at $400 per annum. Inflation and other costs are stressing our budget more than we had originally intended. Volunteering remains our greatest hope of success.
This newsletter is later than usual in an effort to help those who need it with getting in their dues.
Landscaping has become a larger part of the budget as grass has not done well over the last couple of years. The landscaper cut down unhealthy and dead plant life. He also trimmed trees and bushes in an effort to allow more sunlight to give the grass a healthier environment for further growth. We will be planting other grasses and bushes to fill in the gaps along our entrance this year. If you have any ideas or can lend a hand, then we would love to hear from you.

Board members are willing to spruce up the place assuming we can get some community buy-in. We want to stain the fences by the pool and under the GA Power area as well. The GA Power area has a new fence which will last longer once stained.
General upkeep can continue in other areas if you want. The President is willing to work with anyone to make changes such as improving the playground or other projects. The Board has also supported the book club and other projects brought up by the community. The rubberized mulch held up well and didn’t move during the heavy rains. Volunteers allow us to use general funds instead of dipping into our reserve account for general upkeep projects like this. Is there something on your radar; let us know.
Last year 4 homes changed ownership. One more rental property changed to home ownership. Our goal of reducing rentals to below 10% remains a strong commitment with the Board of Directors (BOD).
ACC continues to monitor and enforce our HOA contract. Our website WinterchaseHOA.com has several sets of colors to make it easier for members to know which colors are approved. We are also working on ACC violation and general guidelines. At closing, we had one home remove a second shed that was not approved. We enjoy showing off all the homes deserving Yard of the Month!
Annual Meeting was the 19th of May. We had a good meeting as usual. The focus was on volunteers and the need for them. We can’t do it without you. The next was collection of dues. This is our main focus this year. Those present reported that the new pool furniture was not up to the task. The other option was to significantly raise the budget for additional pool furniture. For now, we will make due with what we have. We thank you for your understanding.

Annual Election – No one applied or asked to be a member of the board this year. If you would like to replace one of them in an election, then we need to hear from you before March of next year. We invite anyone considering being a board member to contact the BOD and be a part of our meetings as rotation remains our preferred method of keeping the Board responsive and active. All homeowners in good standing are welcome! We have enjoyed an active 5-member board for many years now.
Pool opening – Memorial Day or May 25th, awaiting inspection. Will update new bulletin board accordingly.
Always email/mail the BOD when using community parking at the pool for longer than day use. A registered vehicle is easy for us to contact the owner to move without hiring a tow truck to move your vehicle.
Trash Cans – Out of sight or on the side after Wednesday pick-up.
Dogs/pets– A good way to gain an enemy is for your pet to poop in their yard; please be kind.
