Very Important information about dues in the upcoming
Fall Membership Meeting!
We, the Board, continue to put the community first. We want to continue to hear from you on important decisions. Facebook is valuable, yet not all members have access to this resource. We are legally bound to include all members and so we have scheduled a membership meeting for September 19th @ 10am at the pool. This meeting has been generated by the expressed will of the membership via Facebook and emails. We invite all members to join the private member’s FB.
Want change? Like things the way they are? Don’t mind higher dues? Need dues to stay same?
Let Us Know
1st – The last 2 years we have brought in over $64,000 in dues. This is how successful we have been since leaving the management company, HMS. With 89 homes paying $350/year in dues, we have received more than the expected $62,300 ($31,150 x 2 years). Yes, we are not shy in recognizing those who pay late fees and interest charges for the great financial state we are in. The large rental companies with high paid lawyers on their staff know how easy it is for the HOA to eventually collect dues. These rental companies are the first to pay dues.
2nd – Less than 15% of our homes are rental properties. The HOA put in restrictions to rental properties which is credited for the decline from a high of over 25%.
3rd – The HOA uses professionals to do the work around the neighborhood which includes the pool and landscaping. The use of cheaper service providers has resulted in subpar results. While the common areas are currently well maintained, there is more which can be included.
4th– The HOA has managed our money well. We don’t need to raise dues to maintain the status quo. We have enough to upgrade the pool, parking and front area using cost effective measures. We don’t have to raise dues if you don’t mind things the way they are.
5th– The HOA has made improvements to our community via the current budget this year; however, we have reached the limit of our financial budget.
- Do you want to pay more dues to make additional improvements such as?
- Include the Georgia Power area behind the pool in the landscaping contract
- Cleaning service for the bathrooms at the pool
- Additional parking
- Upgrade the front entrance landscaping
- Upgrade the playground and parking area landscaping
- $10 raise in dues brings in an additional $890/year
- $45/year covers the cost of landscaping the Georgia Power area
- $9/year covers the cost of cleaning the bathrooms
- Additional money will need to be set aside for other improvements
- Or a one-time special assessment can be applied
This Board will only raise dues if necessary or after the community has requested a raise in dues to cover additional maintenance, improvements or higher quality upgrades to existing facilities. The Board does not need approval from the membership to raise dues by 5% every year; however, the membership must approve a raise of more than 5% and has done so in the past. 5% of $350 is $17.50.

We are a diverse community. The only way the Board can understand what the community wants is for you to vote with your presence at the membership meeting, mail in a vote or emailing the Board.
* Gate at the pool has been replaced. We apologize for Covid-19 delaying the installation of the gate and the inconvenience by not being able to send out the code in a timely manner.
Please remember and encourage your neighbor to limited driving speed to 25 mph.
