CALL TO ORDER
The annual meeting of Winterchase Homeowners was held at the Winterchase pool house on Saturday May 5th at 11:03 AM. Attendees included Deborah Rogers, Doug McMinn, William Godfrey, Connie Keller, Mark Perdue, Greg Thompson (Parliamentarian), and members representing 20 homes.
APPROVAL OF MINUTES
The minutes from the annual meeting held on May 13th and October 14 2017 were combined into one document and read.
APPROVAL OF FINANCIALS
Treasurer’s report of financials for 2017 to 2018 was presented by Will Godfrey
- $36,000 was spent in 2017. 77% of that was spent on 3 categories: Landscaping, Pool, and Management.
- Quickbooks system is operational and has the last 8 years of data.
- Membership in attendance supports turning into a POA.
MOTIONS
A motion for approval of minutes was made by Patricia Evans and passed unanimously.
A motion for approval of the treasurers report was made by Kent Bowen and passed unanimously.
A motion for approval of new neighborhood by-laws was made by Greg Thompson and passed unanimously.
A motion to not renew the management company contract was made by Deborah Rogers and passed almost unanimously.
A motion to raise dues by 5% was made by Patricia Evans and failed to pass.
A motion to keep dues at $350, and re-evaluate next year after cost saving measures are implemented was made by Deborah Rogers and passed almost unanimously.
OLD BUSINESS
President’s report of neighborhood maintenance and repairs was presented by Deborah Rogers.
- The new playground was introduced
- The fence facing Lake Acworth Drive is in need of repair.
- The pool piping that burst in 2016 and 2017 was replaced, and will be winterized in the future.
- Membership in attendance supports something to block off between the retention pond and the pool.
Neighborhood beautification was presented by Connie Keller.
- Procedure to remove abandoned cars is in place.
- Neighbors reminded to move garbage cans in, and to keep up with yards.
- Yard of the Month program will return this year.
- The procedure for assessing fines was discussed.
- Membership in attendance supports that landscaping is needed around the park area.
NEW BUSINESS
Jennie Storey presented information about the welcoming committee.
New neighborhood by-laws were presented by Greg Thompson.
- Online survey results were 12:1 in favor of passing the new by-laws.
The use of a management company was discussed by Deborah Rogers.
Raising dues by 5% was discussed by Deborah Rogers.
- Online survey results were 13:0 in favor of dues remaining at $350.
