Everyone knows how much change is happening in our community and around the world. We are going back to normal this year. The small retention wall at the pool was installed. It appears to work on keeping mud from getting onto the pool deck. The pool deck and surrounding surfaces are in need of repair. Researching preliminary costs for the project has the price tag in the $30k range. Hopefully, you’ve come to expect us to listen to your opinion on priorities around the neighborhood. Our reserve account for upgrades and general maintenance is enough to cover the cost depending on needs of the community.
Annual dues continue to be slowly raised after 14 years of no changes. We needed to raise dues to keep up with inflation and make upgrades the community expressed over the last couple of years. Dues increased to $380 this year. Progression of $15 this year and last year with only $10 for 2023 & 2024 will get us to the goal of $400 annual dues. The BOD expects to hold at $400 for the foreseeable future, which might be over a decade again (depending on inflation). Truist (formerly BB&T) handles our invoicing and conveniently accepts payments at the branch down the street. Remember to use your coupon sent out late March or early April to receive credit for payments. Payments should be received before May 1st and will be late after June 1st.
General upkeep going on includes rubberized mulch put in earlier this year. The mulch held up well and didn’t move during the heavy rains. BOD agreed to pay for another load of the same type and amount to keep the playground fresh and safe for our kids. Anyone willing to help spread the mulch later in the month or early next year will be greatly appreciated. Volunteers allow us to use general funds instead of dipping into our reserve account for general upkeep projects like this. Updating chain-link fencing and the playground area are also on our radar. Currently, Georgia Power clears the land once every 6 years but does nothing for the undergrowth annually. Members expressed their concerns for vermin and other nuisances which are free to roam the center of our patch of Georgia during the other 5 years. We would like to remove those concerns. If you disagree, then we need to hear from you.
The HOA can slowly raise dues because of volunteers helping with projects around the neighborhood. We really, really appreciate of your efforts! Because of you, we have the financial breathing room to make improvements while still moving forward on the big picture items. The landscaping areas look better than ever! Mulch bush area, stained fence, trimmed and beautiful landscaping, along with fresh paint on the signs bring up our standards making us proud to live here.
Last year 6 homes changed ownership. One more rental property changed to home ownership. Our goal of reducing rentals to below 10% remains a strong commitment with the Board of Directors (BOD).

ACC continues to monitor and enforce our HOA contract. We are getting a set of colors to make it easier for members to know which colors are approved. We are also working on ACC violation and general guidelines. At closing, we had one home remove a second shed that was not approved. We enjoy showing off all the homes deserving Yard of the Month!
Annual Meeting will be the 14th of May, which is Saturday at 10 a.m.

Annual Election – Deborah, our Chairperson, and Connie, ACC Chairperson, are up for reelection. If you would like to replace one of them in an election, then we need to hear from you very soon. We invite anyone considering being a board member to contact the BOD and be a part of our meetings as rotation remains our preferred method of keeping the Board responsive and active. All homeowners welcome.
Pool opening – 14th of May, might open earlier depending on weather.
Always email/mail the BOD when using community parking at the pool for longer than day use. A registered vehicle is easy for us to contact the owner to move without hiring a tow truck to move your vehicle.
Trash Cans – Out of sight or on the side after Tuesday pick-up.
Dogs/pets– A good way to gain an enemy is for your pet to poop in their yard; please be kind.
Police – Report any unusual activity in your area to Acworth Police department (770) 974-1232.

Online Bill Pay Providers – Ensure your online bill pay set-up reflects the following:
- Payee Account Number: Use the bill pay account number located on your coupon. The number is listed as: Bill Pay Account Number. Do not add any other letters, numbers or identifying words in the account number area. The bill pay account number is unique to each property address and payment obligation. If you own more than one property or if you have more than one payment obligation, you will have different bill pay numbers for each payment.

Online Payment System Visit BB&T’s online payment system at BBT.com/Payments and click the Pay Now link to make a payment online or enroll in automatic payment. A convenience fee of 2.95% of the transaction amount is charged for payments made online by credit card. A flat $4.95 convenience fee is charged per transaction for payments made online by debit card. There is no fee for payments made by eCheck or enrollment in Association Pay online. The maximum payment amount is $10,000 for a single credit/debit card payment transaction and $20,000 for a single eCheck payment transaction. Multiple separate online payments can be submitted toward the same obligation; however, separate payment transaction will each incur a convenience fee if one applies.
