HAPPY NEW YEAR AND WELCOME TO 2017

We are all happy that a new year has begun and we can move forward with a positive and up-beat attitude for the community. We wish you all the very best in this exciting new year. We would also like to announce that an association e-mail account has been created so that any homeowner may easily and at any time contact board members.

That account is: [email protected]. All board members will have access to that account and can respond to your questions/concerns in a more timely manner.

The Annual Homeowner’s Meeting will be held Saturday, May 13, 2017, at 2:00 p.;m. When a meeting site has been selected, a notice will be sent out and posted on the HOA website. There will be a general election of Board Members at this meeting. If anyone wishes to be placed on the ballot, please let a Board Member know. Also, please be aware that ONLY homeowners are allowed to vote. Renters or any homeowners who are in arrears with their HOA dues, unfortunately, are not allowed to vote in this election.

Board Meeting Minutes  January 13, 2017

The Board of Directors of the Winterchase Homeowner’s Association met on January 13, 2017 at 4:30 p.m. Present at the meeting were: Pat Evans, President/Treasurer; Shirley Hutcheson, Vice President; John Zambroski, ACC Chairman.

OLD BUSINESS:

Secretary of State Registration. All members of the Board agreed that having HMS take over HOA financials, registration of the HOA with the Secretary of State would no longer be neglected as it was for the past 2+ years.

Winterchase HOA Facebook Page. The Board voted unanimously to totally ignore any and all posts on the Winterchase HOA Facebook page, because of all the inaccuracies, contradictions, false rumors and negative/inflammatory comments contained in these posts.

NEW BUSINESS:

1) Because of the recent cold weather, it was reported to the Board that a pipe at the pool had burst. The water was turned off, and a plumber was enlisted to check the pipe. The problem will be fixed next week.

2) While in the pool area, it was noted and had been reported that items on the playground need to be repaired. The rope ladder was taken completely down and disposed of. “Caution” tape was then used to cordon off the playground area until repairs are made.

3) One of the lights at the front entrance was reported out of order. It was discovered that the bulb had been removed. The matter will be remedied ASAP.

4) The Board is reviewing our landscaping contract and is taking bids from other companies. When a company is chosen, we will let the community know.

5) The Board is already preparing for the pool inspection(s) which need to be performed before the pool can be re-opened in the Spring.

The meeting was adjourned at 6:00 p.m.

Next board meeting will be in February.  The time and place will be announced at a later date.
