Notice of Annual Homeowners Meeting

Dear Winterchase Homeowners:

The Annual Meeting of the Winterchase Homeowners Association, Acworth, will be held on Saturday, May 13, 2017, at 2:00 p.m. at Shoney’s Restaurant, Acworth.  You will be receiving the official notice in a couple of days.  Included with this notice is a Homeowner Proxy, a sample ballot and a copy of the agenda.  If you cannot attend the meeting, please fill out the proxy and wither return it to the Board at P.O. Box 289, Acworth, GA 30101, or give it to someone who will be at the meeting and can vote your wishes.

Below are listed a few updates of importance to you as a homeowner:

A) Since we have taken over as a Board, we have been cleaning up messes too numerous to list at this time.  Also, we are not the only ones dealing with this situation.  HMS has been forced to provide closing letters with no knowledge of past financials, i.e. if the homes being sold have fines or are delinquent with their annual assessment(s).  This lack of information means that the Association would be “eating” the fines, etc. levied upon these homes.

B) Once again, the rumor mill mongers are at work, spreading FALSE information through the neighborhood that HMS is charging a service fee for all forms of payments made on line.  They are doing no such thing!  According to their “General Payment Instructions” sent to all homeowners, they state “Please note that there is a 3.25% fee charged by the credit card processing company for each credit card payment.” As you can see, the credit card companies charge for using their credit card, not HMS.  PLEASE do not believe everything you are told.  If you have any concerns about something, please contact the Board at the Gmail address listed above.

C) Never again will a list of homeowners who are delinquent in dues, etc. be posted at the entrance to the pool.  It was done in the past, is illegal and could have cost the Association $10,000 in fines.

D) We have a new landscaping company — FV Landscaping, Inc.  They will be taking care of the common areas (front entrance, etc.) of the community.  They have already cleaned all three of the retention ponds, which the other company wouldn’t touch.,  BEST OF ALL, they will be saving the Association approximately $3,500 per year.  This savings covers most of the cost of the financial company (HMS).

E) We would like to research the possibility and/or feasibility of installing an electric gate at the entrance to the subdivision.  Please give this idea some thought and either e-mail us or voice your opinion at the Annual Meeting.  We will do nothing until we hear from you as a homeowner.
