Election of new board members- New board was voted on. Nominations are as follow; Greg Thomson as Treasurer and Veruschka Mingioni as Secretary. Nominations passed.
Grace Laughman explained that Darin Ruhl had paid all monies due to neighborhood in one amount of $ 19,864.00. $ 5,900.00 not received of unexplained expenses. March 24th Darin Ruhl went to court and pleaded guilty spent one week in jail, accompanied by $ 1000.00 dollar fine, with ten consecutive weekends in jail.
HOA Account Balance- Account balance as of this meeting is $ 29,372.04 dollars. Total of households paid are as followed;
40 homes paid in full.
13 homes paid 1st payment of $ 175.00.
Having a CPA for checks and balances paperwork.
Nomination passed for Greg Thomson is the new Treasurer.
Past due HOA dues- Looking into getting a Lawyer to draw up papers for people past due on their HOA dues. Look into legal actions and options for this process, liens on properties.
Homeowners request minutes for this meeting Darvon Bledsoe, available anytime to homeowners.
We have paperwork regarding Management company;
Will charge $ 600.00 dollars per month.
Will incur more expenses.
Possibility dues would increase, Management company would have full control.
Homeowners would have to pay dues.
Discussed payment installments for homeowners having difficulty paying, would need to be discussed with new Treasures, Greg Thomson mentioned that dues are mandatory.
Reponses to recent ballots that we sent out to neighborhood- poor return received 14 in total.
Cost to neighborhood for 2009;

$ 5,566.34 Landscaping- biggest expense.

$ 2,190.58 Cobb County Water
$ 941.03 AT&T high due to late fees
$ 1,449.00 Homeowners insurance
$ 512.00 Property Taxes
Expenses $18,342.00, unaccounted expenses $ 5,964.00.
Incurred many late charges with AT&T. Changeover service never completed phone is turned off at end of pool season.
We have a new landscaping company Dogwood Landscaping, more expensive than previous company, Dogwood will be doing extra work to neighborhood.
John Zambroski has completed a list of homeowners out of code with property, John has been sending out certified letters to Homeowners out of code, homes in bad repair, will be going to those properties to speak with personally.
Trying to keep the neighborhood up to standard. No homeowner on Aspen Trail house vacant, tired to contact owners, neighbors have been meowing the yard.
Pool is in the process of being updated. New pool tables, chairs, and umbrellas.
Pool will need to be resurface, estimating cost may be around $10,000 dollars or more. Pool will also need a new pool cover.
Bob Allen to repaint pool house and floor. Pool house will finish complete work before the pool opens.
Will be going to key system for the pool. Have replaced old gate with key locking system non-duplicate keys issued to homeowners who’s dues are current. There is a $ 25.00 dollar fee if key is lost. Keys for Homeowners late or outstanding on dues will not be issued. Keys will need to be returned.
16 years and over, no adult needed with child under 16 years of age needs adult present. Pool hours are from 9:00AM to10:00PM.
Play ground received mulch and pine straw were spread along the fencing area. Overhanging branches were trim back.
Need to look into clearing out retention ponds in neighborhood, out of code. Need estimates, fencing needs pressure washing.
Internet service for neighborhood website.
Concrete was patched at front car parking lot pool area. Thank you.
